Zoning Ordinance Summary - Rural Zones

This is a SUMMARY ONLY of the Los Angeles County Zoning Ordinance (unincorporated area). The information herein is NOT ALL-INCLUSIVE.

One other thing to also keep in mind --USES MUST BE CONSISTENT WITH THE GENERAL PLAN, LOCAL PLANS, AND/OR COMMUNITY STANDARDS DISTRICTS. THESE MAY LIMIT THE TYPE AND INTENSITY OF USE.

New Title 22 - Rural Zones (effective 2019-02-28)

New Title 22

Zone C-RU – Rural Commercial

Permitted Uses:

  • Limited, low-intensity commercial uses that are compatible with rural and agricultural activities, including retail, restaurants, and personal and professional offices (22.24.040.C)
  • Recreation and amusement (22.24.040)

Minimum Required Area:

  • Not applicable

Maximum Height Limit:

  • 35 feet (22.24.040.B), except as otherwise provided in a CSD

Minimum Required Parking:

  • See Section 22.112.070, 22.24.040.E

Building Setback:

  • Yards setbacks vary (See 22.24.040.C)

FAR/Density:

  • Residential: 0-5 du/net ac
  • Nonresidential: Max. 0.5 FAR

Maximum Lot Coverage:

  • 50% (22.24.040.B)
  • 10% landscaping (22.24.040.D: Landscaping)

Zone MXD-RU: Rural Mixed Use Development

Permitted Uses:

  • Commercial uses with limited residential – agricultural and resource-based uses, animal related uses, cultural, educational, and intuitional uses, lodging, recreational uses (22.24.030.C)

Minimum Required Area:

  • Not applicable

Maximum Height Limit:

  • 35 feet or two stories (22.24.040.B), except as otherwise provided in a CSD

Minimum Required Parking:

  • See Section 22.112.070, 22.24.040.E

Building Setback:

  • Yard setbacks vary (See 22.24.040.C)

FAR/Density:

  • Max. residential density is 0-5 du/net ac
  • Max nonresidential density is FAR 0.5
  • Mixed Use is 0-5 du/net ac and FAR 0.5

Maximum Lot Coverage:

  • 90% (22.24.040.B)
  • 10% landscaping (22.24.040.D)
