General Plan Update Program - Zoning Consistency

As part of the General Plan Update’s implementation program, several new zones will be created and the mixed use and manufacturing zones will be revised to carry out the goals and policies of the General Plan Update. Specifically, these include:

  • A new residential zone to allow for a much higher density than has been currently allowed and is appropriate for areas calling out for dense residential development.
  • A new major commercial zone to allow for a concentrated, large-scale retail, service, and recreation environment, which may also allow for mixed use development.
  • Two new zones for mixed use and commercial in the rural areas of the County, which may replace the existing commercial zone designations for the rural areas. These two zones are part of the implementation program of the proposed One Valley One Vision and Town & Country Area Plans.
  • Revisions to the existing Mixed Use Zone to allow for a greater mixture of pedestrian-oriented commercial along with maximum-density residential development.
  • Revisions to the existing Manufacturing zones to preserve existing industrial lands for industrial uses, while preserving existing commercial uses that may be located in these zones. One zone will be eliminated, and the other zones will have a number of manufacturing uses consolidated.

Please note that all these zones below are still in draft form, they are not final and will be subject to change. Public hearings for these zone amendments will be concurrently scheduled with the General Plan Update.
